Experts: Crimean real estate prices continue to fall

Crimean real estate prices in dollars are still falling.

недвижимость юбкExperts of the Domik.ua portal made this conclusion having analyzed real estate market trends for 2015 in Crimea.

According to the portal, proposed prices for selling apartments in Crimea reduced by 14.6% from $ 1294 to $ 1105 per 1 sq. m over the last year. A significant decline in prices was recorded in the period between August and October of 2015.  

In addition to the above, citizens of the Russian Federation are the main buyers.  

“If we consider the number of buyers as a percentage, the share of Ukrainians is 10%, but the share of Russian citizens – 90%. Main buyers are government employees, the military and the police,” the director of the real estate agency ‘Chersonese’ ArtemMilnik said.

According to the realtor, the economy-class housing is in the greatest demand while apartments of the ‘Business’ category don’t attract the buyers because of high prices. Main requirements for purchasing: low price, good condition and the building’s location (either in a residential area with developed infrastructure or near the sea). The most popular cities for real estate purchase are Simferopol, Sevastopol, and Yalta

The price of a single-bedroom economy class apartment in Sevastopol is approximately $46 thousand, a two-bedroom flat – $61 thousand and a three-bedroom apartment – from $77 thousand.
